- Property-tax surcharge based on municipal tax increases, calculated per room and payable over 12 months, subject to Board approval within 3 months of the tax-increase notice. Capital-improvement surcharge capped at 10% of tenant's rent, requiring prior Board approval. Hardship increases available by application and hearing.
